Planning application submitted for Rectory Farm development
Angle Property and Cala Homes have announced that a joint planning application has been submitted to Dacorum Borough Council, setting out the second phase of development at Rectory Farm, to the north-east of Kings Langley village.
The scheme is being funded by the Residential Land Partnership, a £70m JV vehicle managed by Fiera Real Estate UK and Schroders, which was launched in October 2017 to help address the significant undersupply of housing across the UK.
The first phase of the scheme saw outline planning permission achieved in 2019 for 55 new homes. The second phase proposes the delivery of a further 135 new homes, 40% of which will be affordable and in excess of policy (35%). Cala and Angle are also proposing to develop the Rectory Farm community offering, working alongside local charity Sunnyside Rural Trust (SRT) to build a series of extensive community projects at Rectory Farm, including:
• Community café with flexible space
• Greenhouses and Polytunnels
• 6 acres of landscaped open space & allotments
• Cycle hub
• Repair shed, where practical sessions will be offered
• Office building for meeting rooms / office spaces
• Relocation of the Kings Langley Community Benefit Society community farm to a new permanent location
• Improved walking routes among green spaces and the nearby Kings Langley village
• Cala, Angle and SRT envisage Rectory Farm will provide an additional new community hub, which will bring together new and existing residents to strengthen the sense of community.
