Following the extensive refurbishment of Xpanse 22, Angle Property’s Grade A 22,850 sq ft warehouse in Bracknell, the property is now set to welcome its new occupier.
In November last year, Arco Limited, the UK’s leading integrated services and safety products business, agreed a 15-year lease at the property, commencing from the completion of the refurbishment.
The property sits on a 2.3-acre site in the established Western Industrial Area on Cain Road. The new scheme provides Arco with a modern warehouse with 3 access loading doors leading on to a new secure service yard, 6m eaves and 13% office content, as well as 107 car parking spaces. Angle Property is committed to creating sustainable and future-proofed developments, and, as such, improved the scheme’s EPC rating from D to a B.
The letting of Xpanse 22 represents the successful delivery of the first scheme in the Angle Opportunity Fund, a new discrete fund, established and managed by Angle Property to acquire planning and development opportunities within London and the South-East.
Angle has considerable funds available for similar industrial projects with good letting prospects.
