Successful Green Belt appeal for 67 unit scheme in Sunbury-on-Thames
Angle Property (“Angle”) is thrilled to announce that it has secured planning, on appeal, to build 67 new homes at Hazlewood Drive in Sunbury-on-Thames.
The unused 4.24 acre greenbelt site in Sunbury-on-Thames was originally purchased in August 2017 and had positive attributes for future residential allocation in the emerging local plan given the surrounding existing development and location.
Promotion of the site led to a successful allocation for residential development in the draft Spelthorne Local Plan submitted for examination in November 2022. A detailed planning application was subsequently submitted by Angle and Bellway Homes in January 2023, which was then refused in November 2023 principally on greenbelt harm grounds. Angle proceeded to submit an appeal in May 2024 whilst the local plan process failed to progress.
Following a 1 day hearing on 22nd October 2024 the Planning Inspectorate allowed the appeal in a decision issued on 21st November, just 4 weeks later.
Angle were able to illustrate the proposal benefits of new housing outweighed any harm to the greenbelt.
Angle is pleased that the Planning Inspectorate has concurred with their assessment of the site and to enable an opportunity to bring forward much-needed new housing, including 50% affordable, in a very sustainable location in the heart of Sunbury-on-Thames.
The site will be marketed for sale via CBRE.
