Angle Property is pleased to announce the acquisition of a 7.5-acre site in Nether Heyford comprising a 93,000 sq.ft. B8 industrial building formerly used as a distribution centre by Wickes. The purchase of this rare site of scale in the area represents the second purchase for the Angle Opportunity Fund which launched in Q1 of this year.
The site comprises of a detached industrial steel frame building of brick and metal-profiled cladding construction. The building benefits from extensive loading and vehicle parking areas – both cars, HGVs and trailers. On the south elevation the building has 4 level access loading doors and 2 dock level access doors; on the north elevation there are 6 level access loading doors. On the south elevation the property has a two-storey office area with individual offices rooms available.

The site is situated in a prime location on the edge of Nether Heyford, just off the A5 trunk road and six miles from J16 of the M1 and A43 at Towcester. It is also located within 19 miles of Milton Keynes and within half an hour drive to the M40.

The Angle Opportunity Fund is a discrete fund, established and managed by Angle Property to acquire planning and development opportunities within London and the South-East. Angle will seek to create strong investment returns using its skills to secure valuable planning consents or unlock development potential and subsequently sell completed projects, typically within 1 to 3 years.
Angle’s business plan is to refurbish the unit and let or sale the site.
